What Ohio law requires (ORC 5301.95)

Since March 2, 2026, Ohio requires wholesalers to give the owner of a 1–4 unit home a separate, conspicuous written disclosure, in bold type no smaller than 12 points, before signing a binding purchase contract. Both the owner and the wholesaler must sign and date it. If it isn't provided, the owner may cancel the contract before closing without penalty and get back any earnest money within 30 days. Read the law at codes.ohio.gov.

Questions sellers ask

What is a wholesaler under Ohio law?

Ohio Revised Code 5301.95 defines a wholesaler as someone who signs a purchase contract for a 1–4 unit home and then assigns or transfers that contract to another buyer for a fee or profit. That describes how we often work, so we follow that law.

What disclosure will I get before signing?

Before any purchase contract is signed, we give you a separate written disclosure, in bold 12-point type, explaining that we are a wholesaler, that we act on our own behalf, that we may assign the contract to a third party and earn a fee, and that our price may be below market value. You and we both sign and date it first.

What if a wholesaler doesn't give me that disclosure?

Under Ohio law, if the disclosure is not provided before the contract, the owner may cancel the contract any time before closing without penalty, and any earnest money is returned to the owner within 30 days.

Can I get advice before I sign?

Yes, and we encourage it. You can have an attorney, agent or family member review the offer, the disclosure and the contract before you sign anything.

How fast can I get an offer?

After a short call and a look at the property, we present a written cash offer within 24 hours.

How fast can closing happen?

Closing can happen in as little as 14 days once title is clear, or on the date that works for you. You pick the closing date.

Do I need to make repairs or clean out the house?

No. You can sell as-is. Leave behind anything you don't want, and the cleanout is handled after closing.

Can I sell with tenants still living there?

Yes. Tenant-occupied houses are fine. Leases and deposits are handled as part of the closing.

Do I pay commissions or fees?

No agent commissions and no fees to request an offer. Your written offer shows the closing costs and exactly what you walk away with before you sign anything.

Ready to see your written cash offer?

No obligation. No fees to request an offer. Tell us about the house and we'll send your written offer within 24 hours.

A family-run real estate investment company. We make written cash offers on houses in any condition, and we may assign our purchase contracts to other buyers. Offers depend on the property's condition, title and local market.
