How this works in New York. New York does not require a separate wholesaler disclosure form the way Ohio does, but we give New York sellers the same written disclosure anyway. If you accept our offer, we sign a purchase contract with you, and we may assign that contract to another buyer who closes and pays you. We act on our own behalf and do not represent you. Our offer may be below what you could get by listing with an agent, and we may earn a fee from the buyer. Before you sign any contract, we will give you a separate written disclosure to read, sign and date. You are always welcome to get legal or professional advice first.

Our New York disclosure

How this works in New York. New York does not require a separate wholesaler disclosure form the way Ohio does, but we give New York sellers the same written disclosure anyway. How New York is different from Ohio

Ohio requires wholesalers to give owners a separate signed disclosure before a purchase contract (Ohio Revised Code 5301.95). New York doesn't have a law like that today. We follow the Ohio approach in New York anyway: a separate written disclosure that explains we may assign the contract to another buyer, that we act on our own behalf, and that our price may be below what a listing could bring, signed and dated by both of us before any contract. New York sales usually close with an attorney for each side. If your home is in foreclosure or you are behind on your mortgage, New York law gives you extra protections, including a right to cancel, and a HUD-approved housing counselor can help you look at every option.

Questions sellers ask

Do I get a disclosure in New York?

Yes. New York doesn't require a separate wholesaler disclosure form, but we give you one anyway. You and we both sign and date it before any purchase contract is signed.

What does it mean that you may assign the contract?

If you accept our offer, we sign a purchase contract with you. We may then assign that contract to an investor buyer, who closes with attorneys and a title company and pays you. We tell you this in writing before you sign.

Can I get advice before I sign?

Yes, and we encourage it. Most New York sellers have an attorney review the offer, the disclosure and the contract before they sign anything.

Which New York areas do you serve?

Right now, Syracuse, Rochester and Buffalo, plus nearby communities including Liverpool, DeWitt, Greece, Irondequoit, Cheektowaga and Amherst. Call or fill out the form and we'll tell you quickly whether your property fits.

How fast can I get an offer?

After a short call and a look at the property, we present a written cash offer within 24 hours.

How fast can closing happen?

Closing is quicker than a traditional sale once title is clear, and you pick the closing date that works for you.

Do I need to make repairs or clean out the house?

No. You can sell as-is. Leave behind anything you don't want, and the cleanout is handled after closing.

Do I pay commissions or fees?

No agent commissions and no fees to request an offer. Your written offer shows the closing costs and exactly what you walk away with before you sign anything.

Can I sell with tenants still living there?

Yes. Tenant-occupied houses are fine. Leases and deposits are handled as part of the closing.
